Lake Zoloche Real Estate Development, Kyiv

The site is an irregularly shaped island with a total area of 220h, surrounded by a meandering maze. The neighboring island has been urbanized for more than a decade as a luxury residential area. Lake Zoloche is the most sought-after residential area near Kyiv.
In order to increase the range of more value and have more contact with the water, the most natural solution is to let the water penetrate into the interior of the island, forming channels. The result is a terrain with more fluid and organic geometry; contact with water grows - property value increases: a residential marina.

Sunny Beach is a main tourist destination in Bulgaria: located on the Black Sea coast, it offers its visitors, in addition to the beaches, cultural points of interest, nature & adventure tours away from the crowds, children's attractions (the first water park in Bulgaria or the amusement park Sunny Beach Luna Park) and an intense nightlife (for its discos, it is a very popular and well-established holiday destination, for local tourists and from neighboring countries).
The location of the project is a unique land plot in the spectacular Sunny Beach bay: on the seafront, next to an apartments complex and recently opened hotel, 300m from a new leisure marina, in the consolidated and densely built-up area extending from Nessebar to Elenite.
The developer has obtained a building permit to build a 5-star, 100-room hotel based on a 2018 project. C4T is currently updating the project using international standards, aiming to improve its competitiveness and reorient it towards the high-level international market.

C4T has reached an agreement with the property of this 50,800m2 estate located south of Porto, in Vila Nova de Gaia, with a historic building ready to become the center of the intervention and the visual axis of the future resort.
The aim of the project is the creation of a luxury resort of exclusive design, with low-rise buildings, where the landscape stands out, and water mirrors that bring the resort visually closer to the sea. Apart from the hotel and the tourist residences (bungalows), complementary uses and other activities are foreseen: Spa, Convention Center, restaurants, social club (leisure activities center), beach club and underground parking.

Los Cabos - Todos Santos Masterplan

• Evaluate the location and particularities of its competitive environment to identify the businesses that have a greater suitability and potential for the development of their activity according to the aforementioned characteristics.
• Analyze the physical, landscape and legal framework in order to determine the impacts and relationship of the intervention with the environment.
• Conduct an economic feasibility study, which includes from the basic economic premises to the viability of the operation and the calculation of the financial magnitudes related to the investment and its relation with the results.
• Identify and carry out the search and selection process of the best hotel operators for the corresponding business units in the sector.
 






Los Cabos - Todos Santos Market Research

Key project challenges:

• Obtain a general but exhaustive overview of the markets in which the Cabo Santos project aims to operate: hotel, residential, catering and leisure market, tourism market at a regional level.
• Prepare the ground for the Master Plan and the Feasibility Study of the Cabo Santos project.
• Study the tourist accommodation (hotel) market, the catering and leisure market and the residential market, in the closest area (Todos Santos) and regional area (with emphasis on Los Cabos) as well as international reference examples known for their high level.
• Formulate recommendations for the project within 7 conceptual axes: sustainability, growth, excellence and exclusivity, design, activities, management and strategies.
 






Altos de Batele

Description: Feasibility Study and Master Plan Development for the enham¡ncement of the Altos de Batele area, province of Panamá West - 160 ha

Key project challenges:

• To propose a comprehensive urban development for the Altos de Batele area, with emphasis on the long-term capacity of the global ecosystem.
• To determine the needs for rehabilitation, construction, improvement and capacity of the infrastructure of the services (communications infrastructures, potable water and wastewater, energy distribution, waste treatment, among others).
• To propose the allocation of a comprehensive management of the area, through a Project Management that coordinates with the competent institutions, monitoring and administration for the faithful execution of the plan formulated for the sustainable development of the sector.
• To carry out an economic evaluation oriented mainly to provide the basic elements that allow establishing the economic and financial viability of the plan for a period of fifteen years. Determine the possible sources of financing. Consider the criteria from the economic, environmental, accessibility, financial, social, technological, logistic and urban planning point of view.
 






Multifunctional center CABECA - Phase 1 urbanization

Description: Project Management of the civil works and integrated global development of CABECA

Key project challenges:

• To coordinate a large scale project – a multifunctional center with 526,000m2 built area, on a 17.5 hectare land located in Encamp, next to the entrance of the Two Valires tunnel.
• To plan the intervention and collaboration of the actors involved, respecting the calendar of works and the marketing schedule.
• To advise the client for the marketing actions.
• To carry out preliminary studies adapting the project in line with the search for operators and investors.
 






Amador, Review of the Strategic Plan
Country: Panamá / Panama
Year: 2016
Description: Master Planning and specialized Strategic Planning of Tourist Activities, in order to achieve the maximum harmony of the proposed development with the territory it should occupy.

Challenges of the project:

• To carry out a New Amador Tourism Strategic Plan, based on the update of the Strategic Plan made in April of 2012, the tourist vision of the Tourism Authority of Panama through the Master Plan of Sustainable Tourism 2007-2020 and the opportunities generated by the expansion of the Panama Canal.
• To develop a new integrated urban development plan for the Amador area with emphasis on the long-term capacity of the global ecosystem.
• To propose the allocation of a comprehensive management of the area, through a Project Management that coordinates with the competent institutions, monitoring and administration for the faithful execution of the reformulated plan for the sustainable development of Amador.
• To identify and quantify needs for rehabilitation, construction, improvement and capacity of the infrastructure of the services (communications infrastructures, potable water and wastewater, energy distribution, waste treatment, among others).
• To carry out an economic evaluation oriented mainly to provide the basic elements that allow establishing the economic and financial viability of the new plan for a period of fifteen years. Determine the possible sources of financing.
• To create the necessary urban and strategic framework to build, in the Amador sector, the world-class convention center that will provide the country with satisfactory conditions in terms of basic services in accordance with the needs of the territory and sustainable with the resources of the country.
 






Palma Auditorium

Description: Feasibility study and conceptual proposal for the new Auditorium of the Balearic Symphony Orchestra

Key project challenges:

• To respond to the initiative of the Amics de la Sinfónica Association with a design and management proposal for a new civic facility in the Levante area of the Balearic capital.
• To support the Symphony Orchestra of the Balearic Islands "City of Palma" in its attempt to become one of the greatest cultural exponents of the islands.
• To increase the resources of the Symphony Orchestra, as well as strengthen relations with the Balearic society through by approaching its citizens and revitalizing musical activity.
• To encourage musical activity, providing more visibility to the Symphony Orchestra and create an alternative space for concerts and cultural events, in an emblematic site in the city.
 






ITSE

Description: Study for the design and construction of the Higher Technical Institute of the East (ITSE), in the province of Panama

Challenges of the project:

• Make ITSE an attractive and motivating place for students: generate an environment conducive to creativity and study, but also for social interaction.
• Be able to respond to functional, environmental, landscape and economic criteria (in terms of sustainability), in line with the global concept.
• Take into account the future expansion (air train connecting Metro and Airport) in the Master Plan, assigning the location of the possible station and the interconnection to the air train.
 






Palma waterfront

Description: Proposal for improvement and revitalization of the Palma de Mallorca waterfront

Key project challenges:

• To renew the public space and ensure viability in a section of 1.45 km of coastline, creating new spaces for leisure activities, restaurants and/or culture spaces: 10.800m2 built area, corresponding to 7 viewing platforms.
• To take advantage of the great potential of the sea front starting from a central section (Catedral - Punta des Gas) developed as a promenade with leisure and cultural attractions.
• To complement the leisure and touristic activities supply for visitors to the historic center of Palma.
• To attract prestigious international operators and investors and consolidated brands in the Balearic market.
• To define a suitable business unit, as a basic module: a 72x36m platform, with 1,800m2 of usable premises for leisure, restaurants and/or culture activities, and about 800m2 of polyvalent free space, partially covered with ephemeral/demountable elements (pergolas); planned uses: beach club, night club, gastronomic restaurants, retail, showrooms, space for meetings and events.
• Develop the viability of the project with a precise calculation of the attraction capacity to the area and a phased planning.

Plan to improve and promote public spaces in Doha
Country: Qatar

Description: Development Plan for public spaces in the Doha Diplomatic Area

Key project challenges:

• To analyze the current territorial and cultural situation, to identify problems like the lack of sun protection, the lack of furniture and interest attractions, etc., and address them with technical and strategic proposals.
• To create a welcoming public space for the pedestrian, an oasis in the middle of the arid climate and environment.
• To design and implement a series of oasis-like places and friendly connections between them.
• To generate (inside the net of oasis-like places) a micro climate that can make the outdoor space approachable despite the heat.
 






Marina Hemingway

Description: Location and context analysis and conceptualization of the business model and the structure of the territory. Operation coordination and management responsible of the area of extra-hotel services and experience park.

Challenges of the project:

• Develop a high standard complex internationally.
• Work with all the client formats that the city can receive (businessmen, groups, individual tourism, yachtsmen, etc.).
• Attract brands of recognized international prestige to settle in the facilities of the complex.
• Carry out a detailed study of the area in the face of future climate changes, so that investments last as long as possible.
• Respect the environment and incorporate Cuban values to the proposals that are approved. Value the inclusion of Cuban franchise products.
• Use technologies that promote saving and protection of the environment.

INSOTEL CalaTarida – TUI Sensatori

Description: Adaptation of the INSOTEL Cala Tarida resort for its operation as a TUI Sensatori resort.

Key project challenges:

• Rebranding: to restore and improve the facilities of the INSOTEL Cala Tarida resort, according to the TUI Sensatori operation canons and style book.
• To coordinate the change of image concentrating the interventions in key points of the resort
• To optimize the execution time to match (at most) with the low season
• To maintain the character and strengths of the existing resort, making them compatible with Sensatori ideals
• To adapt the facilities in order to improve their accessibility: eliminate architectural barriers in the pools and accesses and construction of new pools with direct access from the rooms (swim-up pools).
 






Sherman Area, Colón

Description: Master Planning & Feasibility Study, Investors and Operators Search for the new Tourism Development Pole at Fort Sherman Area. Contracted by Ministry of Economy and Finance of the Republic of Panama - UABR (Unidad Administrativa de Bienes Revertidos) - 266 Hectars.

Key project challenges:

• To upgrade Fort Sherman’s capabilities as a tourism development site; a former U.S. Army base, handed back to Panama, to be transformed into a tourism destination including businesses that are both profitable and attractive to investors and operators.
• To be scrupulously respectful towards both the environment and the local history and identity.
• To design a job creating project becoming a major repositioning factor for the District of Colon.
• To develop the new destination’s master coherently with the latter challenges whilst remaining both attractive and functional.
• That the master plan provides a suitable balance between the investment amounts required from the developer and the profitability expectations.
• That both the survey and the master plan take into account all the existing encumbrances, easements and concessions.

• To evaluate the location in terms of potential uses and business typologies of a 17 ha site in Encamp, Andorra, ascertaining its potential for the development of specific businesses and activities.

• To evaluate and carry out a country diagnosis in terms of capabilities and suitability to host new business activities.

• To develop a tourism and leisure project based upon cultural tourism having enough attraction capability as to support a substantial investment: an anchor project.
• To capitalise the pulling power of both Granada city and the Alhambra as cultural tourism poles of attraction.
• To create a leisure experience complementary to visiting the Alhambra.

• To conceptualise an emotional area based upon the Andalusi historical period, offering a very remarkable leisure experience and coupled with the avoidance of any sort of banality.
